Located on the Southern hillside of Kamloops, Aberdeen is one of the neighborhoods located at a higher altitude. This gives many properties sprawling city and river valley views.

Aberdeen is one of the newer areas of Kamloops with development reaching nearly the top peak of the Aberdeen neighborhood region. Aberdeen is located about five minutes of most major shopping in the Kamloops area (uptown shopping district and Aberdeen Mall). The area is also serviced by two local elementary schools. Highschool students attend a local High School in a different region however there is regular bus service for those students.

Aberdeen is comprised of a number of different types of housing. There is a little bit of everything. Lower Aberdeen you will find the majority of condos or apartments. A large number of buildings sit along Hugh Allan Drive. Townhouse developments are scattered all throughout Aberdeen. There are all different sizes, ages and style homes. Some are fully attached townhomes where the units share each side wall, semi-detached duplex style and bare land strata detached units. There is a popular mobile home bare land strata for those buyers who want to downsize their home but aren’t ready to give up a yard. This bare land strata is called Aberdeen Glen Village. Lower Aberdeen also features a neighborhood called Gloaming Ridge. This area of Aberdeen features a number of executive homes and custom built properties. Gloaming Ridge was built in the 1990's into the 2000's.

Executive homes on large lots are mainly found in the area known as Glenmohr Estates. Many homes sit on lots around a half acre in size and it is not uncommon to find pools in many of the back yards in this area.

Mid-Aberdeen includes the most mature homes in the area. There are varying sizes and styles throughout the mid Aberdeen region. This area is defined as below or north of Aberdeen Drive and above or south of Hugh Allan. This area of Aberdeen features a lot of mature landscaping and larger trees. This gives a lot of the properties good privacy. If you are looking for a pool, this is the area of Aberdeen that pools are found. A lot of the properties are a bit larger which accommodate pools and nice yard space. There are a number of nice cul-de-sacs in the mid-Aberdeen area making these neighborhoods quite sought after for families.

Aberdeen Links is an area that used to be the home to a golf course but years ago it was taken over and a park was put in it's place. There was some construction in the Links area however you found a lot of executive style homes in this area of Aberdeen. Along Pacific Way there are a number of executive townhomes and bare land strata homes great for those downsizing. West Highland Park is in the place of the Links golf course and there are a number of sports fields, a paved walking path and nature trail.

Lastly the area above or south of Aberdeen Drive features newly built homes in a number of sections of this sub section of Aberdeen. These homes range in size, layout and price. There are two sections at the top of Aberdeen that feature the newest homes. Aberdeen West Highlands which is located at the far end of Aberdeen, west of Pacific Way elementary school. The West Highlands area includes three bare land strata single family and semi-attached developments, one townhouse development and the remaining properties are single family detached. The other end of Aberdeen; the south east end; there has been a number of new homes built in 2015 onwards and development in the area continues. The area in between these two regions of new development feature homes that were built in around 2000 to 2015, depending on the location and street. The lots in this area tend to be smaller but well oriented.

Aberdeen has two elementary schools, Aberdeen Elementary School and Pacific Way Elementary School. Secondary students attend school in other neighborhoods. There is school bus service for students attending secondary school. There is regular BC Transit services in this area. Aberdeen is located very close to local shopping with most uptown shopping (Aberdeen Mall, Costco, Canadian Tire etc) within five to ten minutes of most homes in Aberdeen.
